Extension types we build

Single storey rear extensions are the most common project we build, usually combined with a new kitchen and dining space. Side returns fill the narrow strip alongside a Victorian or Edwardian outrigger, adding width where a kitchen is long and dark.

Wrap around extensions combine both and give the largest ground floor gain. Two storey extensions share the same foundations and roof as a single storey one, which makes the upper floor proportionally better value, at the cost of greater planning sensitivity.

Where the budget actually goes

Foundations and drainage are the least predictable elements and are decided by the site rather than the drawing. The structural opening into the existing house, the glazing specification and the fit out account for most of the remaining variation.

We price building work and fit out under separate headings, because treating them as one budget is the most common reason an extension feels as though it has overrun.

Frequently asked questions

Do I need planning permission for a house extension?

Many single storey rear extensions fall under permitted development within the size limits, though flats, listed buildings, conservation areas and properties with an Article 4 direction are excluded. Two storey work needs an application far more often.

Why can nobody quote before a survey?

Because foundations and drainage are decided by the ground conditions, tree cover and existing drain runs, none of which can be settled from a drawing.

Is the kitchen included?

Only if you ask for it to be. Building work and fit out are quoted as separate scopes so it is clear what is in and what is not.
