Utility Room Extension: Planning a Space for Laundry and Storage
A utility room takes the washing machine, dryer, muddy boots, coats and cleaning kit out of the kitchen. In many houses there is simply no room for one inside, so a small extension is the answer, either on its own or as part of a larger kitchen extension. Because it is a service room, it is planned around water, waste and air rather than views and light. This guide covers what makes a utility extension practical.
Where a utility extension usually goes
The best position connects to both the kitchen and the outside. Common answers are:
- A narrow side return beside the kitchen, with a door to the garden
- A small rear projection off the kitchen, sometimes paired with a back door lobby
- A section of a wider kitchen extension partitioned off as a utility
- Part of a converted garage, where the garage adjoins the kitchen
Plumbing and drainage come first
A washing machine, a sink and perhaps a downstairs toilet need waste connections. Positioning the utility close to an existing drain run keeps the groundwork simple. Where the extension sits over a drain, building control will want the pipe protected or diverted, and a public sewer may need an agreement with the water company before building over it. These are checked at the survey because they influence the footprint.
Ventilation and heat
Laundry produces a lot of moisture. A utility room needs mechanical extract ventilation, and a tumble dryer needs either a vented outlet through the wall or a condensing model. A radiator or underfloor heating loop helps clothes dry and keeps the room from becoming damp. A window or a glazed back door gives natural light without the large glazing of a living space.
Size and layout
A utility room does not need to be large. A galley with appliances stacked or side by side under a worktop along one wall, a sink, and tall storage on the other side covers most needs. Adding a boot bench and coat hooks by the back door turns it into a mudroom as well. A two-metre width is often enough for a galley layout with comfortable clearance.
Planning and building regulations
A small single storey rear or side extension may fall within permitted development, subject to the depth, height and materials limits and the rule that side extensions are single storey and no wider than half the original house. Listed buildings, conservation areas and houses that have used their allowance need planning permission. Building regulations apply in all cases: foundations, insulation, drainage and ventilation are all inspected.
Combining it with a kitchen extension
Many owners add a utility as part of a larger kitchen extension rather than on its own. This shares the foundations, roof and building control fees, and lets the kitchen become an open space without laundry appliances in view. A pocket door or a short corridor between the two keeps noise and clutter away from the living area.
What affects the scope
The main variables are the footprint, the ground and foundations required, whether drains need moving, the opening formed into the existing house, the roof type and the fit-out of units and appliances. Each is set out in an itemised quote after the site visit, so the utility room is not a vague allowance inside a larger figure.
