The Garden Room Build Process, Stage by Stage

Survey and design

The site visit establishes ground conditions, levels, access route, distance to boundaries, drainage runs, tree positions and where power can come from. Those five things determine both the design and a large part of the price.

Permitted development limits, particularly on height near boundaries and on the proportion of the garden covered, are checked at this stage rather than after the design is fixed.

Groundwork and base

The base carries everything and has to be level, stable and isolated from ground moisture. Depending on ground conditions that means a concrete pad, a ground-screw system or a piled and beam arrangement.

Access is the usual constraint. If everything has to come through the house or down a narrow side passage, the base stage takes noticeably longer and needs protecting.

Structure, weathering and services

The frame goes up quickly, followed by sheathing, breather membrane, roof covering, windows and doors. Once the building is watertight the sequence moves inside.

• Insulation to floor, walls and roof, with continuity at the junctions
• A continuous vapour control layer on the warm side, sealed at every penetration
• First-fix electrics: sockets, lighting, data, heating provision
• Ventilation: trickle vents and any extract fan
• Ventilated cavity behind the cladding

Internal finishes and handover

Boarding and skimming or a boarded internal finish, flooring, second-fix electrics, decoration and the external cladding complete the build. Cladding often goes on late so it is not damaged during the rest of the work.

At handover you should receive the electrical certification for the supply and installation, plus details of the finishes used so future maintenance and touch-ups match.

Where delays actually come from

Rarely the building itself. Delays come from ground conditions found during excavation, glazing lead times, and long spells of wet weather at base stage. Deciding cladding, glazing and internal finishes early removes the most avoidable one.
