Repainting over failing masonry paint is the most common wasted spend on the outside of a house. Exterior coatings almost never fail at random — they fail because of moisture behind them, an incompatible coating, poor preparation, or the wrong weather on the day. Identify which and the repaint lasts.

Moisture pushing from behind

If paint is blistering and lifting in sheets that are damp on the back, water is arriving from inside the wall and cannot escape through the coating. Look for a failed gutter, cracked render, perished pointing, or a non-breathable coating applied over a solid wall.

Solid masonry walls need a breathable coating so they can dry outwards. Sealing them with an impermeable film traps moisture, which then forces the coating off and can push damp inwards instead.

Poor preparation

Paint bonds to what it touches. Chalky, dusty or algae-covered render, or a previous unstable coating, means the new paint is holding onto a loose layer.

Wash down and treat organic growth with a fungicidal wash, then rinse
Rub back loose and flaking material to a firm edge
Apply a stabilising solution to chalky or powdery surfaces
Fill and allow repairs to cure fully before coating

Incompatible coating over the old one

Applying a hard, flexible film over an old textured or cement-based coating can lift it. This is common on 1970s and 1980s houses with a previously applied textured masonry coating, where the new paint dries, shrinks and pulls the old layer off with it.

Where the existing coating is unknown, a test patch left through a wet spell is worth far more than an assumption.

Painted in the wrong conditions

Masonry paint applied in direct summer heat skins over before it has bonded; applied late in the day in autumn it can be rained on or catch a frost before it cures. Both produce patchy adhesion that shows up the following winter.
