How much should a garden office cost, all in?

The building arrives empty. These items are usually separate and they add up faster than expected.

- Flooring, if not included in the build
- Air conditioning unit with heating function
- Path or hard standing from the house so you are not crossing wet grass
- Exterior lighting and, if wanted, an outdoor socket
Running costs
This is where insulation quality pays you back. A small, well insulated office typically needs modest heating in winter, and a good building holds that heat between sessions rather than cooling down within the hour.
A poorly insulated one runs a heater constantly, and that difference is with you for as long as you own the building. When comparing quotes, treat a thicker insulation specification as a reduction in future bills rather than an upsell.
Ways to bring the number down sensibly
There are good savings and bad savings. Good savings reduce scope. Bad savings reduce the quality of the parts you cannot reach later.
- Good: smaller footprint, simpler glazing, standard door set, self decorating
- Good: keeping the office close to the house so the cable and path runs are short
- Bad: thinner insulation, cheaper roof covering, skipping the proper base
