Failing Pebbledash: Your Three Realistic Options

Test the existing coat first

Work across each elevation tapping the surface. Sound dash gives a solid note; debonded areas ring hollow. Pay particular attention below sills, around downpipes and at the base of the wall where frost and splashback do the most damage.

Also check what the wall is: solid brick, cavity or block changes what can be applied over it, and whether external insulation is a sensible option at the same time.

Option one: clean and overcoat

Where the dash is sound, the cheapest route is to repair isolated defects, apply a stabilising primer and coat with a breathable masonry paint or a textured coating. The pebbles stay visible, so this modernises the colour rather than the texture.

It is the right choice on a well-bonded coat where the objection is that the wall looks tired rather than that it looks dashed.

Option two: skim-coat over the top

A thin-coat render system can be applied over sound pebbledash using a levelling base coat and reinforcing mesh to bury the texture, finished with silicone through-colour. This is what gives the flat, modern elevation most people are picturing, without the mess and cost of removal.

• Requires the existing coat to be well-bonded across the whole elevation
• Adds thickness, so sills, verges and door thresholds need checking for clearance
• Needs beads and stop-ends detailing correctly at every opening
• Not viable where the dash is hollow over large areas

Option three: strip back to masonry

Removal is the honest answer where the existing coat is widely hollow, where the wall needs inspecting or repointing, or where external wall insulation is going on at the same time. It is dusty, noisy and the most expensive route, but it is the only one that starts from a known substrate.

It is also the moment to correct base detailing: get a bell-cast bead in above the damp-proof course rather than running the new render into the ground, which is the single most common cause of damp on re-rendered houses.
