Family-run, covering Swale

Builders in Sittingbourne

Milton Creek, the clay ground and Sittingbourne’s family housing make the location part of the building brief. An extension near the marsh side asks different questions from changes inside a semi-detached house. Mighty Oak Construction offers a free property visit and a written scope, with Elliot coordinating the conversation from Tunbridge Wells.

A town built on brick, built on clay

Sittingbourne grew up as a coaching stop on Watling Street — the Rose Inn has stood on the High Street since 1708 — and became an industrial town after the railway arrived in 1858. By 1870 more than two and a half thousand men worked in its brick and tile fields, digging the local clay, and Kemsley was built as a model village for paper-mill workers in 1924. That history is still underfoot: clay ground over the North Kent chalk shapes how foundations for extensions and garden rooms are designed here.

Around the town centre, census figures show about 36% of homes are semi-detached and seven in ten are owner-occupied — streets of family houses with gardens and lofts, the properties that benefit most from added space. Planning is handled by Swale Borough Council, and the town centre, Milton Regis High Street and the villages of Tunstall, Borden and Rodmersham all have conservation areas where external work needs checking first.

On the Milton Creek and marsh side of town, Environment Agency flood zones mean floor levels and drainage need a proper check before an extension or annexe is designed. The free site visit is where all of this gets answered for your property.

Walk the proposed work area to completion

1

Walk the proposed work area

Show Elliot the house, access route and intended footprint. Creek-side plots require their levels and drainage questions to be raised early.

2

Turn observations into a scope

Compare the construction requirements with the room brief and record each included task in the quotation before arranging the work.

3

Organise construction responsibilities

Mighty Oak handles its core building trades and coordinates technical input. Questions during the project go to Elliot rather than being passed between trades.

4

Complete checks before closing the job

Where required, inspection records and certificates sit alongside the completed work. The final review covers agreed finishes and the condition of the site.
