Building on a Slope or a Difficult Site

Much of Kent, the Weald and the Downs is not flat, and a great many properties sit on ground that slopes, drains badly or cannot be reached by a lorry. None of this makes a project impossible, but all of it changes the economics, and it changes them before the first course of brickwork rather than at the end. Understanding the constraints early is what stops a design being drawn that the site cannot afford to build.

What counts as a difficult site

Difficulty is rarely one thing. It is usually a combination of ground, access and water, and the cost impact compounds where more than one applies.

Ground falling more than about one metre across the footprint · No vehicular access, or access only through the house · Shrinkable clay, made ground or a former quarry or landfill · Mature trees within influencing distance of the foundations · A high water table, springs or a watercourse nearby · Restricted headroom or overhead cables · A tight urban plot with neighbours on two or three sides

The three ways to build on a slope

Cut, fill, or step. Cutting excavates into the hillside and needs retaining structure behind. Filling builds the ground up and needs engineered fill and retaining in front. Stepping follows the slope with the building itself, using split levels, which avoids most of the retaining work but complicates the internal layout and the roof.

Stepping is usually the cheapest structurally and the most interesting architecturally. Cutting produces the flattest usable garden. Filling is the most often regretted, because poorly compacted fill settles for years afterwards.

Foundation options and what they cost

The foundation is where the extra money on a difficult site goes. An engineer specifies it after a site investigation, which typically costs £800 to £2,500 for trial pits and soil analysis and is money extremely well spent.

Trees, clay and heave

In shrinkable clay, tree roots draw moisture out of the ground, the clay shrinks, and anything founded shallowly moves. Standard practice is to found below the depth of seasonal moisture change, which near a mature oak or poplar can mean three metres or more.

Heave is the opposite risk and the one that catches people out. Remove a large tree that has been drying the clay for decades and the ground rehydrates and swells, lifting foundations. This is why foundations near removed trees are designed with compressible material against the sides, and why removing a tree to simplify a build is often the worst possible decision.

Access, and the cost of the wheelbarrow

Access is the most underestimated multiplier on any quote. Where a mini digger cannot reach, excavation becomes hand digging. Where a lorry cannot reach, every tonne of spoil and every pack of blocks is barrowed. On a restricted site this can add twenty to forty per cent to the groundworks alone.

Practical answers exist: conveyors, crane lifts for a single day, smaller plant, or a temporary access route agreed with a neighbour. All of them need pricing before the design is fixed, not afterwards.

Water, drainage and the surface you cannot see

Sloping sites move water, and water always arrives somewhere. Land drainage behind retaining structures, a defined route for surface water, and a soakaway sized for the ground's percolation rate are all part of the design. Where the ground does not percolate, attenuation or a controlled connection is needed instead.

Get this wrong and the symptoms are a permanently wet garden, a damp retaining wall and, eventually, movement. Get it right and it is buried, invisible and permanent.

How to keep a difficult site affordable

Investigate the ground before you commission a full design. Keep the footprint compact and regular. Follow the slope with split levels rather than fighting it. Accept that groundworks will be a larger share of the budget than usual, and take the saving out of the finishes, which can always be upgraded later.

Frequently asked questions

How much more does building on a slope cost?

Typically fifteen to thirty per cent more than an equivalent build on level ground, driven mostly by foundations, retaining structure and spoil removal. Severe slopes with poor access can exceed that.

Do I need a site investigation?

On any sloping, clay or previously developed site, yes. It costs a fraction of the foundation design and it is the only way to avoid pricing the groundworks blind.

Can I build a garden room on a slope?

Yes, commonly on a steel or timber frame supported by screw piles or pad foundations, which avoids excavating and retaining altogether. It is often the neatest solution on a difficult garden.

Are retaining walls covered by building regulations?

A freestanding garden retaining wall is not usually, but anything retaining ground next to a building, supporting a structure, or over about one metre should be designed by an engineer, and planning may apply to raised platforms.
